Should you take a cash offer or sell the traditional way?
In a strong Lincoln market, a clean and financeable house may bring more through a traditional sale. A direct cash offer is not about pretending to beat the market. It is about solving problems the market does not solve cleanly: repairs, speed, certainty, privacy, tenants, inherited property, or a seller who cannot carry the house through a normal sale.

What a traditional sale actually costs
Commission is negotiable and always has been, and the 2024 National Association of REALTORS settlement made buyer-side compensation a separate negotiation rather than an assumed part of the listing. Totals vary. Using a commonly quoted 5% to 6% combined, against Lincoln’s median sale price of $318,000 (median sale data, May 2026):
- $15,900 to $19,080 in commission on a median-priced Lincoln home.
- Plus seller closing costs, typically title, transfer and prorated taxes. In a sale to us, we pay those.
- Plus repairs and inspection concessions, which are negotiated after the buyer’s inspection rather than known up front.
- Plus carrying costs while the house is listed, shown and under contract.
None of that means a cash offer nets you more. It usually does not. Lincoln homes have been selling in about 19 days at roughly 101% of asking, so a clean, financeable house will generally do better on the open market even after these costs. The point is that the two numbers are not comparable until the costs above are on the table, and a direct sale removes them along with the uncertainty of what the inspection turns up.
