Should you take a cash offer or sell the traditional way?

What a traditional sale actually costs

Commission is negotiable and always has been, and the 2024 National Association of REALTORS settlement made buyer-side compensation a separate negotiation rather than an assumed part of the listing. Totals vary. Using a commonly quoted 5% to 6% combined, against Lincoln’s median sale price of $318,000 (median sale data, May 2026):

  • $15,900 to $19,080 in commission on a median-priced Lincoln home.
  • Plus seller closing costs, typically title, transfer and prorated taxes. In a sale to us, we pay those.
