Where an as-is cash sale usually comes up in Lincoln
Lincoln is not one housing market. It is a set of neighborhoods built decades apart, and the age of the housing stock is the single best predictor of whether a house will sell normally or run into repair and financing trouble.
The figures below are median year built and renter share by census tract, from U.S. Census American Community Survey data joined to the City of Lincoln’s registered neighborhood associations. We publish them because they are the honest reason a cash sale does or does not make sense in a given part of town.
Oldest housing stock
- Near South — median built 1939 or earlier, 44% renter
- South Salt Creek — median built 1939 or earlier, 59% renter
- Country Club — median built 1939 or earlier, but only 3% renter
Older houses are where knob-and-tube wiring, original sewer lines, foundation movement and pre-1978 paint turn up. Those are the things that stall a financed sale.
Highest renter share
- Arnold Heights (Air Park) — 73% renter, median built 1955
- College View — 71% renter, median built 1967
- University Place — 64% renter, median built 1962
A high renter share means more small landlords, which means more tired-landlord sales: turnover, deferred maintenance, and a lease that complicates a traditional listing.
Historic annexations
- Havelock — independent village 1890, annexed 1930
- University Place — independent town, annexed 1926
- College View — incorporated 1892, annexed 1929
- Bethany — “Bethany Heights” 1890, annexed 1922
These were separate towns before Lincoln grew around them, which is why they have their own main streets and their own housing eras.
